At Lodgeur, we lease premium one and two bedroom apartments long term. We pay you a fixed rent each month, regardless of our occupancy.

We work with interior designers to decorate and furnish your property. We clean it and take photos, and rent it out one night or month at a time. We rent direct, target corporate housing guests and distribute on sites such as Airbnb and Booking.com. We host vetted business and leisure travelers. We combine industry-standard market data, proprietary research and dynamic pricing algorithms to maximize our revenues. We use a range of technologies to operate the business efficiently and effectively.

We are initially looking for properties in Houston, TX. Later in 2019, we will expand to Austin, TX and San Antonio, TX.

What we’re looking for

Lodgeur is looking to lease studio, one and two-bedroom apartments (or condos with appropriate permissions) long term. We will furnish and decorate the property, and rent it out to screened business and leisure travelers on a nightly or monthly basis. We will require your consent to sublet the property.

Building Class & Amenities

Buildings should be Class A or B, or renovated to a high standard. We prefer buildings with amenities such as a swimming pool and gym, and other residents’ facilities.

Property FEATURES

The properties should include parking, and be equipped with a dishwasher, washing machine and a clothes dryer. Lodgeur will install technology such as smart locks and a noise monitoring system.

Security Deposits

Lodgeur does not typically pay a security deposit, as we are not occupying the property. At the end of the lease, the property will will be returned in equal or better condition, subject to normal wear and tear. Depending on the length of their stay, our guests may provide a security deposit or credit card information as security. In addition, Lodgeur has a comprehensive commercial insurance policy covering any damage to the property by guests.

Lease Incentives

We request an annual free month and a one-time onboarding period to furnish and decorate the property.
