You will have breathtaking views of the Main Basin with its big Texas sky and world-famous sunsets. Next door is the award-winning Oasis Texas Brewing Company, with craft beer and craft foods to enhance your stay along with locally owned boutiques, ice cream and candy shops, and lots more fun for the whole family.

This laidback listing doesn’t take itself too seriously: imagine champagne deck views at untouchable comparable prices. This renovated lake house double-wide can accommodate up to 8 people. With four bedrooms (two king beds, two queen beds) and three bathrooms, it’s perfect for groups of friends and family vacations in the Texas Hill Country.

You’ll have a front-row private seat to the best sunsets in Texas. The large patio deck includes a gas grill and a Texas ranch-style plunge pool to cool off. So grab a beer from our neighbors at the Oasis Texas Brewery Company, bring a case of your finest wine from home, or mix up some margaritas, throw some steaks on the grill and put on some Willie, Bonnie Rait, and Billy Joe Shaver. You’ll be saying “alright, alright, alright” before you know it…

The property is located between a busy road and an exposed cliff, in a wildlife preserve. Local wildlife may include coyotes, long-tail cats, hawks, snakes, insects, and more. The listing is situated in a microclimate and susceptible to strong winds exceeding 70 mph. The interior and exterior of the house have not been childproofed. Guests and invitees (both adults and children) must not explore the cliffside for their safety. Guests specifically agree that children and animals will be supervised at all times. The road outside of the property is dangerous for pedestrians (no sidewalk, lack of visibility) and must not be used to walk to the nearby Oasis Texas Brewing Company or the Oasis Restaurant.

After booking, you'll need to agree to our house rules and rental agreement. Here's a summary of the key rules:

- Guests must not light any fires if a burn ban is in effect
- The pool is not chemically treated, adult supervision is required
- No parties, events, or gatherings are allowed
- No smoking or vaping
- Parking is allowed behind the listing, but cars must not be parked along the road

- Each adult guest must provide a copy of their government-issued photo ID and agrees to background check
- Additional fees may be charged for parties/damages, bringing unauthorized pets, late check-out

HOUSE RULES. This is a summary of important safety information, and the basic terms and conditions for your stay (the “House Rules”):

1. NATURAL HAZARDS. The Listing is located between a busy road and an exposed cliff, in a wildlife preserve. Local wildlife may include coyotes, long-tail cats, hawks, snakes, insects, and more. The Listing is situated in a microclimate and susceptible to strong winds exceeding 70 mph. The interior and exterior of the house have not been childproofed. Guests and invitees (both adults and children) must not explore the cliffside for their safety. Guests specifically agree that children and animals will be supervised at all times.

2. NO WALKING ALONG ROAD. The road outside of the property is dangerous for pedestrians (no sidewalk, lack of visibility) and must not be used to walk to the nearby Oasis Texas Brewing Company or the Oasis Restaurant. Despite the short distance, please only use a motor vehicle (no bikes or scoots). If you have any children or service animals in your Party, you are cautioned to keep the gate closed to minimize their exposure to the road traffic.

3. BURN BANS; FIREWORKS. To prevent the risk of wild fires, fireworks are prohibited and guests agree not to light any fires or use the fire pit if a burn ban is in effect.

3. TEXAS RANCH PLUNGE POOL. The water is not chemically treated. It may have been drained between stays, requiring re-filling (we'll explain how). Adult supervision is required.

4. NO PARTIES, EVENTS OR GATHERINGS. Please respect be mindful of the neighbors. No parties, events or gatherings without written consent from Vaycayeur.

5. NO SMOKING OR VAPING. Prohibited inside the property.

6. PARKING. Parking is allowed behind the Listing, within the gated portion of the property. Guest agrees not to allow vehicles to be parked in front of the Listing along the road.

7. SECURITY DEVICES. We use a range of smart devices to monitor the Listing’s security and compliance with our House Rules. These may include privacy-compliant decibel monitoring for excessive noise during quiet hours, smart sensors that will send us a notification if tobacco or marijuana smoke is detected, and exterior security cameras to ensure occupancy limits and pet restrictions are respected. Tampering with these devices is against the House Rules.

8. NO PETS ON SHORT-STAYS. However, service animals as defined by the Americans with Disabilities Act (ADA) are accepted if you notify us at time of booking. On extended stays (30 night minimum) emotional support animals are allowed, and pets may be accepted subject to registration, additional fees, and other requirements.

9. GOVERNMENT ID AND MATCHING CREDIT CARD. To abide by legal requirements and property security rules, each adult guest is required to provide a copy of their official government-issued photo ID, confirm contact information, and for the person paying to provide a valid credit card with a name that matches their ID for fraud prevention purposes. This information must be submitted through our online check-in and verification portal before access is granted. For security reasons, the Property Owner does not allow Guests access until the screening process is complete.

10. BACKGROUND CHECK. For the safety of other guests and residents, all adult occupants consent to a background check from consumer or criminal record reporting agencies for the purpose of evaluating the booking (these checks may include civil and criminal information, records of arrest, and rental history).

11. ADDITIONAL FEES. If you break or damage something, lose items, bring unauthorized pets, or check out late, we have the right to charge you additional fees to make things right for the next guest.

12. CHECK-IN IS FROM 3PM AND CHECK-OUT BY 11AM. On rare occasions, we may be able to accommodate an early check-in or late check-out, but this requires written permission from Vaycayeur, and can usually only be confirmed on the day of check-in or check-out.

13. OCCUPANCY LIMITS. Occupancy is limited to 2 persons per bedroom (i.e. 2 persons for a 1-bedroom property, 4 for a 2-bedroom property, 8 for a 4-bedroom property). Babies under the age of 2 are not included in this count. For hygiene reasons, Guests may only sleep on the beds (not the couches).

14. SPECIAL REQUESTS. Should you have any special requests, please inform us at the time of booking.
