Welcome to Lodgeur at Mid Main Lofts! This trendy apartment community is in the heart of Midtown, Houston’s most walkable neighborhood. There are dozens of bars and restaurants on your doorstep and a METRORail station (3 stops to the Texas Medical Center or Downtown). This 7th-floor furnished large 1BR apartment (655 SF) is perfect for short and extended stays, featuring a fully-equipped kitchen, washer/dryer, and a workspace with fast WiFi. Onsite, there’s free parking, a pool, and a 24/7 gym.

You will be staying in a private apartment (a 655 SF large 1BR on the 7th floor), so you’ll have the space to yourself. You’ll be able to pick up your keys 24/7/365 with our self-check-in process once you’ve completed our guest verification process with your government photo ID.

Each Lodgeur listing is fully equipped for both short and extended stays. You’ll be able to:

- Relax in a living room equipped with a sofa, armchair, 58-inch smart TV, and a Bluetooth speaker

- Work remotely with a 32-inch monitor, large desk, whiteboard, task lamp, office chair, and fast fiber internet WiFi (50+ Mbps)

- Get a great night’s sleep in our comfortable king-size bed with a memory foam mattress, soft sheets, cozy pillows, blackout curtains, and a white noise machine. There's also a 40-inch smart TV

- Freshen up in a spacious bathroom with ample storage and a walk-in shower, MALIN+GOETZ toiletries, plush bath towels, pool towels, a hairdryer, and hair straightener / flat iron

- Cook a meal in our fully equipped kitchens, which include a coffee maker, electric kettle, toaster, blender, rice cooker, Crockpot slow cooker, tri-ply cookware, bakeware, and more ready for use! Appliances include a stovetop, oven, fridge freezer, dishwasher, and a microwave

THINGS TO NOTE

After booking, you'll need to agree to our house rules and rental agreement. Here's a summary of the key rules:

- No parties, events, or gatherings; respect quiet hours (9pm-8am)
- We use smart devices to monitor noise levels, and the building has video surveillance
- No smoking/vaping inside the property, on the balcony, or around the building
- No pets (except service animals) on short stays; fees and conditions apply on extended stays
- The building requires us to check governments IDs and perform a background check for adults before arrival
- Fees for parties/damages, bringing unauthorized pets, late check-out

This is a large apartment community with hundreds of residents and is located in an exciting and bustling urban neighborhood. There is the potential for noise from traffic and public transport, as well as commercial neighbors (e.g. restaurants, bars, retail stores) and their patrons.

1. NO PARTIES, EVENTS OR GATHERINGS. This is a residential community. Please respect quiet hours from 9pm-8am. 

2. NO SMOKING OR VAPING. Prohibited inside the property (including balconies / patios, if applicable), in the building, or the building's outside amenities.  

3. MONITORING DEVICES. We use a range of smart devices to monitor compliance with our House Rules. These may include: privacy-compliant decibel-monitoring for excessive noise during quiet hours, smart sensors that will send us a notification if tobacco or marijuana smoke is detected, and entryway cameras to ensure occupancy limits and pet restrictions are respected. Tampering with these devices is against the House Rules. The Apartment Community in which you are staying also has a video surveillance system of public areas.

4. NO PETS ON SHORT-STAYS. However, service animals as defined by the Americans with Disabilities Act (ADA) are accepted if you notify us at time of booking. On extended stays (30 night minimum) emotional support animals are allowed, and pets may be accepted subject to registration, additional fees, and other requirements.

5. GOVERNMENT ID AND MATCHING CREDIT CARD. To abide by legal requirements and building security rules, each adult guest is required to provide a copy of their official government-issued photo ID, confirm contact information, and for the person paying to provide a valid credit card with a name that matches their ID for fraud prevention purposes. This information must be submitted through our online check-in and verification portal before access is granted. For security reasons, the Apartment Community does not allow Guests access until the screening process is complete.

6. BACKGROUND CHECK. For the safety of other guests and residents, all adult occupants consent to a background check from consumer or criminal record reporting agencies for the purpose of evaluating the booking (these checks may include civil and criminal information, records of arrest and rental history).

7. ADDITIONAL FEES. If you break or damage something, lose items (such as keys, fobs or parking passes), bring unauthorized pets, or check out late, we have the right to charge you additional fees to make things right for the next guest. We also have the right to charge you to pay fines and fees charged by the building for your actions or omissions.

8. CHECK-IN IS FROM 3PM AND CHECK-OUT BY 11AM. On rare occasions we may be able to accommodate an early check-in or late check-out, but this requires written permission from Lodgeur, and can usually only be confirmed on the day of check-in or check-out. 

9. OCCUPANCY LIMITS. Occupancy is limited to 2 persons per bedroom (i.e. 2 persons for a 1-bedroom property, 4 for a 2-bedroom property). Babies under the age of 2 are not included in this count. Guests may only sleep on the beds for hygiene reasons.

10. SPECIAL REQUESTS, BABIES. Should you have any special requests, please inform us at the time of booking. If you need a pack ‘n’ play travel crib or highchair (free of charge), please contact us to arrange and confirm availability. Note, however, there may be insufficient room in the bedroom to place a crib (we will let you know based on the Unit).

11. ACCEPTANCE OF HOUSE RULES AND RENTAL AGREEMENT. As part of our online check-in process, you will be required to confirm acceptance of these house rules and to digitally sign a rental agreement. You may request a copy of Lodgeur’s rental agreement prior to booking.
